There is a crack in the roof- Shingles appear curled, out of place or missing
- The roof has dark stains, an algae growing or even mold or moss
- The roof is missing granules
- The roof is older than 20 years
- Shingles are rotting
- Ceiling is sagging
A buckle in the shingles (meaning it was improperly installed or no ventilation) - Hail damage, denting
- Obvious aging, discoloration
- Damaged flashing
