For Long Term Performance
Duro-Last is a white PVC membrane designed to reduce re-roofing cost for existing buildings. Engineered to lay over top of other types of roofing systems. Having Exterior Pro Roofing install Duro-Last over your existing roof can save the expense, mess, and disruption of a tear off.

1. How will installing Duro-Last® on my building affect my business, or the businesses that rent our space?
The prefabricated Duro-Last® roofing system installs without loud equipment or dangerous chemicals. A generator is used on the rooftop to power our tools but it’s no louder than a lawn mower. The system is installed with screws and plates, and not chemicals. In most cases, any and all activities planned at a building can continue as scheduled, with little or no interruption. Material is stored on the roof so the parking lot remains free. As a general rule, it’s business as usual when we install your roof.
2. Will you remove the old roof?
In some cases, yes, but in many instances, no. If your current roof has become saturated with moisture it will have to be removed before we can install the new membrane. However the Duro-Last® membrane was engineered to lay over other roofing systems. This greatly reduces costs, time spent on the job, and mess and noise on the job site. Duro-Last can be laid over EPDM rubber roofs, TPO single ply and metal roofs. See our video on Core Cut.
3. How long will the process take?
A crew of 4-5 professionals can lay 5,000-7,000 square feet of Duro-Last per day, on average. Time must be added for restaurant roofs, as well as flat roofs with many penetrations or tear offs. Concrete decks require that fasteners be pre-drilled and will take more time.
4. Are you willing to work around our peak hours?
Yes. We can and do adjust our installation schedule to fit activities at your building. We notify tenants, landlords, and property managers of progress, and ask for feedback when scheduling.
5. How long will this roof last me?
The Duro-Last® membrane offers options of a 15-year or 20-year warranty.
6. Who holds these warranties?
Exterior Pro, Inc. installs the Duro-Last® membrane and holds a warranty for two years. The manufacturer holds the remaining 13 years. Duro-Last® comes with the most comprehensive warranty in the commercial industry.
7. Does my roof get an inspection?
Yes. Every single commercial roofing project is field inspected by a Duro-Last® Tech Rep. who grades the roof and will issue an inspection report. Building owners or representatives are encouraged to attend the inspection. Warranties are only issued after the Inspection.
8. Does installing a white roof on my building really help?
The short answer is yes. See more about Energy Efficiency in this diagram and more information here.
9. Can we walk on the membrane to service the HVAC units or to perform general building maintenance?
Yes. The membrane is very tough and is able withstand foot traffic. It is also used heavily in the restaurant industry because of its ability to withstand grease and chemicals.
10. How difficult is a Duro-Last® roof to repair?
The membrane is very easy to repair.
